Green Bay REI Meetup: Storage Deep Dive!
Join Chris as he gets into the weeds of how he bought, stabilized, managed and grew his first self-storage facility.
In this meeting, you will learn:
- How he found it (68-units with 2.5 acres extra)
- Analyzing the numbers (original underwriting)
- Financing sources (private lender & bank à equity partner)
- Property management (old school to virtual)
- New construction of 108-Units (vision, plans, permitting, construction and being the GC)
- Why the right team and systems are CRITICAL
This meeting is perfect for anyone who wants to get a peek behind the curtain and is interested in self-storage as a strategy. Whether you're a beginner or an experienced investor, you'll walk away with nuggets and insights that will help you take the next step.

Since doing his first house hack in 1994, he has been involved with 100’s of house flips, 100’s of rentals, raised over 10 million dollars to fund those deals and had 1000’s of students come through his local training and coaching programs. Between 2006-2010 Chris taught the Real Estate Investing course at Madison Area Technical College, which saw 100’s of students come through his classes.

Hosts: Mike Martell & Joe Gracyalny
Mike Martell
Originally from Two Rivers, Mike and his wife Kathryn (from Brillion) have been married for over 30 years. They have three grown children all living in the upper Midwest. After 25 + years in the kitchen and bath industry working in sales and sales management for a couple of large companies, Mike retired to Door County with Kathryn in June of 2018.
Mike and Kathryn’s interest in real estate began in 1986 with their first duplex, an upper/lower in Wauwatosa, purchased on a land contract. Over the years they moved all over the Midwest chasing the corporate dream but always looking, buying, and updating properties, focused on kitchen and bath remodels. They purchased flips, buy and holds, tried their hand at land development, historic renovations and buying bank owned properties. Today they are focused on vacation rentals and private money lending.
Joe Gracyalny
Joe is a real estate investor in the Green Bay/Fox Valley area. He has partnerships with other investors, as well as his own projects and views investing as a team activity. He specializes in underperforming small multifamily projects.
Joe has a passion for education and helping young investors. He was a teacher and coach in Dubuque, IA before moving back to his Wisconsin roots. As a teacher, he added a few rentals in the Green Bay area, and recognized the opportunity in real estate. He took the leap and hasn’t looked back. WiscoREIA provides the opportunity for him to be able to scratch that educator itch, as well as learn from the many people in the room. Hosting the Green Bay location has been a blast!
Joe got his first project under contract in 2018 with his brother Kevin and has been growing ever since. Currently, at 50+ doors, as well as some wholesale deals, and flips under his belt. He credits specializing to some of his success, but continues to learn more every day.
In 2023 Joe launched Duplex University where you can find tools, templates, a weekly newsletter, with more to come, all 100% free to investors. Find Joe on: duplexuniversity.com - Instagram @ duplex_joe - Twitter @ realduplexjoe or at WiscoREIA Green Bay on the first Tuesday of every month!
