Rehabbing for Profit: Flip or Hold?

Flip it for fast profit… or hold it for long-term wealth?

At this special WiscoREIA panel event, experienced investors will pull back the curtain on the real numbers, strategies, wins, and mistakes behind rehab projects — from quick-turn flips to cash-flowing rental properties.

Our panelists will share real-world experiences, lessons learned, and practical strategies from projects they’ve successfully completed, including:

✅ How rehab strategies differ for rentals vs. flips

✅ Budgeting renovations based on your exit strategy

✅ Which improvements actually increase value and ROI

✅ Managing contractors, timelines, and unexpected issues

✅ Cash flow vs. quick profit — weighing the pros and cons

✅ Common mistakes investors make when rehabbing properties

✅ How market conditions impact your rehab decisions

Whether your goal is building long-term wealth through rental properties or generating income through flips, this conversation will give you valuable insight from investors actively doing deals right now.

Come network, ask questions, and learn how seasoned investors decide whether to hold or sell after the rehab is complete.

    Panelists:

Derek Loda, Josh Jensema, and Derrick Hanson

    Derek Loda

    Loda Properties

Derek began his professional career in the golf industry, managing large teams at some of the top golf courses in the country where he developed a strong foundation in leadership, operations, and client experience. In 2017, he transitioned full-time into real estate, where he has since built extensive experience in residential and commercial sales, property renovations, and long-term investing. Today, his work focuses on value-driven real estate projects and the continued growth of business operations and strategic long-term investments.

    Josh Jensema

    Principal, Loda Properties

Josh began his career in real estate in 2019 as a Realtor, building experience across sales, negotiations, and investment opportunities. Since entering the industry, he has been involved in the sale of over 100 properties totaling more than $50 million in transaction volume, while expanding into acquisitions, operations, and real estate investing.

In 2023, he stepped into a larger investment role focused on acquiring, improving, and operating projects. Since then, he has been involved in the renovation and sale of more than 25 residential investment properties, built ownership interests in 30+ rental units, and participated in larger commercial real estate transactions.

Today, Josh manages acquisitions, dispositions, and vendor relationships. He also helps oversee projects from acquisition through completion with a practical, hands-on approach focused on long-term value and execution.

    Derrick L. Hanson

    Park Place Management

I've been involved in real estate throughout my life. My Grandpa was “house hacking” back in the 1950s long before it became popular. Both sets of my grandparents owned a few rental properties, and so did my parents over the years. My dad was particularly active in real estate, construction, property management, and finance. Growing up, meeting tenants, tearing down walls, or fixing something late at night or on weekends was just part of daily life for me—it feels like real estate is in my blood. Now, I've brought my wife along on this exciting real estate journey. Together, we currently own and manage about 40 units, including single-family homes, duplexes, multi-units, and commercial suites. Four years ago, I left my corporate job to expand our business full-time.

In the coming years, we’re eager to deepen our understanding of our current business model and add larger multifamily properties, bigger commercial spaces, and storage units to our portfolio.

My best advice for anyone starting out is to simply give it a try—you won’t know what you can do unless you try, and you shouldn’t assume you’ll fail. Education is essential! You won’t have all the answers from the beginning, but learning as you go is part of the process. Take your time, and things will work out eventually. Don’t stress over minor issues.

I genuinely enjoy being part of WiscoReia. This group brings together a community of like-minded people who either share your questions or have experienced what you're facing. Everyone is generous with their knowledge and assistance. The monthly topics discussed are always relevant to our industry.

WiscoREIA’s Appleton Meeting Always Meets on the 2nd Wednesday of the Month from 5:30 pm - 8:00 pm!

Hosts: Geoff Possley & Kent Zaretzke

Geoff is a part time buy and hold investor with investments in the Fox Valley and Sheboygan area. He is a full-time aircraft certification engineer for Gulfstream Aerospace in Appleton where he lives with his wife Laura and four children Carter, Madeline, Rowen and Brielle.

Geoff got started in real estate in 2005, with very little REI knowledge, when he purchased a single-family home with the plan to do a live-in flip over the next few years. After the bubble burst in 2008 his focus shifted from turning a profit to simply breaking even. This led Geoff to step away from real estate for a number of years until he discovered WiscoREIA in 2018 where he finally was able to acquire the knowledge and network that was necessary to be successful in real estate investing.  His goal is to use REI as a means to retire early from engineering.

Geoff currently invests in single-family and small multi-family properties that he operates as traditional rentals as well as short term furnished rentals. In his free time Geoff enjoys camping with his family, playing golf, snowboarding, hunting, and good beer.

With over 15 years of experience as a business owner, Kent Zaretzke has built a strong reputation for leadership, craftsmanship, and growth in the Fox Valley area. He has been a dedicated sponsor of Wisco REIA for the past 10 years, actively supporting and contributing to the local real estate investing community.

As a seasoned real estate investor, Kent owns multiple investment properties and is deeply involved in the renovation process, bringing a hands-on approach to improving and adding value to each project. His passion lies in building businesses, creating opportunities, and helping others achieve financial freedom through real estate.

Navigating Foreclosure & Probate Opportunities in Real Estate

Some of the best real estate deals come from situations most investors overlook — and often misunderstand.

Join Atty. Amy Farrow for a focused session on navigating foreclosure and probate opportunities in today’s market. This meeting will break down how these two deal sources work, where to find them, and how investors can approach them with confidence and clarity.

Distressed properties can create strong investment opportunities — but only when you understand the process, timing, and strategy behind them. This session will help you cut through the confusion and identify real opportunities others may be missing.

Whether you’re just getting started or looking to expand your deal flow, this session will give you a clearer understanding of how to navigate two of the most powerful off-market sources in real estate investing.

Come ready to learn how to recognize opportunity where others see complexity.

    Speaker:

    Atty. Amy Farrow

Amy Farrow is an Attorney and real estate investor with over twenty-five years of experience.  She has represented business owners, banks, and real estate professionals in litigation and transactional matters.  Amy has also closed hundreds of real estate transactions, residential and commercial.   She has bought and flipped more properties than she can remember, the very first in 1999.

Amy is a graduate of the University of Wisconsin, both undergraduate and law school.  She began her practice of law at a small firm servicing Columbia, Sauk and Dane County.  After a few years of practice, Amy joined the Department of Justice.   She served as a Special Agent with the Federal Bureau of Investigation in Oklahoma City, OK.  After five years, Amy returned to Wisconsin and resumed the practice of law serving southeastern Wisconsin.

In her spare time, Amy loves to relax with her four children and two silly dogs.  She and her husband travel often and love to visit National Parks.  Amy also runs in obstacle and adventure races several times a year, such as the Tough Mudder and the Spartan races.   She is a commercial pilot and is currently looking to buy a plane for new adventures.

Amy also sits on the board of a nonprofit that focuses on raising money for breast cancer survivors and their families.

When Is Enough, Enough? Optimizing your exit strategy!

Most investors spend years learning how to buy real estate… but far fewer know how to strategically optimize the end game.

Join WiscoREIA for a powerful and thought-provoking presentation with Troy Christnacht as he shares his full-circle journey from poverty to financial freedom — and the lessons he learned along the way about growth, wealth, mindset, and ultimately knowing when enough is enough.

After working in a paper mill, serving in the Army, using the GI Bill to pay for college, starting and selling businesses, and building a real estate portfolio over the last 16 years, Troy officially retired this year. In this session, he’ll break down the strategies, philosophies, and decisions that helped shape his path — from aggressive portfolio growth to long-term wealth preservation and exit planning.

    Topics include:
✅ Defining your personal “Freedom Number”
✅ Building wealth through BRRRR, leverage & value-add investing
✅ Property management systems that protect your assets
✅ Cash flow vs. appreciation strategies
    ✅ 1031 exchanges, liquidation & tax considerations
✅ Mindset philosophies from Kiyosaki, Cardone & Ramsey
✅ Why “less can actually be more” in real estate investing
✅ Transitioning from growth mode to preservation mode
✅ Creating a life built around freedom, not just accumulation

Troy will also share the powerful “Mexican Fisherman Parable,” a timeless perspective on success, fulfillment, and why true wealth isn’t always measured by how much you own.

This won’t just be a conversation about real estate investing — it’s a conversation about life, purpose, financial independence, and building a portfolio that actually supports the lifestyle you want.

Whether you’re just getting started or already scaling your portfolio, this is a meeting that will challenge the way you think about money, investing, and the meaning of success.

    Speaker:

    Troy Christnacht

Troy Christnacht is a real estate investor, entrepreneur, and Army veteran who built his path to financial freedom through business ownership and strategic real estate investing. After working in a paper mill following high school, Troy joined the Army and later used the GI Bill to earn his college degree.

Over the years, he started and sold multiple small businesses while raising a family with his wife, Jennifer. Along the way, he discovered real estate investing and quickly realized it was the vehicle that could create long-term wealth and freedom. Starting with his first rental property 16 years ago, Troy steadily built his portfolio and officially retired this year.

Today, Troy shares the lessons, strategies, and mindset shifts that helped him grow, optimize, and eventually transition his portfolio toward long-term financial independence and lifestyle freedom.

Negotiation That Gets You More Deals & More Profits

Most investors lose deals long before the seller ever says “no.”

Why? Because they negotiate too timidly, too emotionally, or too quickly overpay just to get the deal done. In this powerful session, you’ll learn how successful investors negotiate with confidence, uncover real seller motivation, and structure conversations that lead to more signed contracts and bigger profits.

This isn’t about “lowballing” sellers. It’s about understanding people, solving problems, and creating win-win opportunities that actually close.

    In this training, you’ll discover:

✅ Why most investors accidentally negotiate against themselves

✅ How to talk to motivated sellers without sounding desperate or pushy

✅ How to uncover the seller’s REAL problem — not just their asking price

✅ Why the way you present an offer can make or break the deal

✅ Simple negotiation techniques that create movement and momentum

✅ How to stay calm, professional, and in control when sellers push back

✅ Why negotiation is often the difference between a dead lead and a profitable deal

Whether you’re brand new or already doing deals, this session will help you become more confident in seller conversations and better equipped to close profitable opportunities.

If you want more deals without simply offering more money, you do not want to miss this one.

    Speaker: Tom Zeeb

Tom Zeeb is a national real estate investing speaker and mentor who helps investors create more deals by mastering the two areas most people never systemize: consistent deal flow and seller conversations.

Back in 2001, Tom was broke and stuck in a 9-to-5. A near-death experience while whitewater rafting forced a hard reset, and he committed to building a life with more control. Real estate investing became the vehicle, but it was not a smooth start. His first deal almost took him under too.

Hundreds of deals later, Tom now teaches the same negotiation, marketing, and execution frameworks that set him free, in a way that is simple, structured, and immediately usable.

Tom works with investors at every level:

    • Beginners who are stuck in confusion and never get their first deal.

    • Intermediate investors who have done a deal or two but cannot get consistent.

    • Advanced investors who built something that makes money but not freedom, and need to re-engineer the business.

Tom's approach is direct and practical. He focuses on the core elements that drive results:

    • Finding motivated sellers with repeatable marketing.

    • Turning leads into deals through negotiation structure and clean seller conversations.

    • Installing weekly execution rhythms so the business stops being random.

It is amazing what a few targeted tweaks to the core elements of a business can do.

Tom teaches investors how to identify those elements and implement them, so their deals, profits, and time freedom finally match the reason they got into real estate in the first place.
