    Jennie Buah

I kicked off my real estate career as an investor in 2012 with a spontaneous decision to rent out my Madison condo.  I became a property manager within 24 hours of posting... with a lease from the internet and sheer luck.

I found REIAs later in my career and am thrilled to be one of the WiscoREIA hosts in my hometown, Green Bay.  I was also on the board of the Fox Valley Apartment Association in 2023/2024.

As an investor, I focus on flipping/renting single families in the Fox Valley. I am also an investor-friendly real estate agent and own Fox Valley Staging and Design - a property design business that specializes in remodels, listing preparation, short term furnishing, and interior design.

I'm a proud Green Bay native now living in Appleton with my two adventurous boys, Damian and Bryce.

    Chris Hake – WiscoREIA Owner

Real Estate Investor | Educator | Coach | Entrepreneur

Chris Hake was the founder and driving force behind the rise of Madison REIA, which he launched in August 2012. In 2021, he merged Madison REIA with WiscoREIA, expanding its reach to ELEVEN monthly REIA meeting locations across Wisconsin and growing its community base of guests and members to over 1000 active investors and entrepreneurs.

With more than 30 years of hands-on experience in real estate, Chris is passionate about giving back. He continues to lead monthly meetings in Madison and frequently shares the lessons he's learned from decades "in the trenches." Chris is most energized by helping new investors discover if real estate is the right path for them, and if so, guiding them to the best possible start for long-term success. He speaks regularly at events throughout Wisconsin and across the U.S., covering topics on real estate investing, business, and personal growth.

A lifelong Madisonian, Chris began his investing journey with a house hack in 1994 and since been involved in hundreds of flips and rental properties. Over the years, he has raised more than $20 million to fund deals and has trained thousands of students through his local coaching programs. From 2006 to 2010, he also taught the Real Estate Investing course at Madison Area Technical College, where hundreds more learned the fundamentals from his real-world approach.

Today, Chris focuses much of his energy on growing Just Simple Storage LLC, a storage investment company he founded that now owns 900 units across 9 facilities in Wisconsin, Illinois, and Michigan.

Outside of real estate, Chris is a devoted husband to his wife, Suzanna, and a proud father to their three boys: Tyler, Tanner, and Trelan. He’s also a fan of classic muscle cars (especially Corvettes and Mustangs), and enjoys outdoor adventures like golf, fishing, and pickleball. At his core, Chris is committed to living out his Life and Business Vision each day, guided by strong values and a passion for helping others succeed.

How to Market to Divorce, Eviction, Probate & Pre-Foreclosure Leads Without Sounding Like Every Other Investor

Anyone can pull a public records list.

    Divorce. Eviction. Probate. Pre-foreclosure.

These are some of the most talked-about lead sources in real estate investing—and for good reason. But if everyone has access to the same data, why do some investors consistently turn those lists into conversations and contracts while others get ignored?

Because the list isn’t the strategy.

Behind every filing is a real person dealing with a very different situation. A landlord in the middle of an eviction doesn’t need the same message as a personal representative handling a probate. A homeowner facing pre-foreclosure is thinking about something entirely different from someone navigating a divorce.

When your marketing treats them all the same, it sounds generic—and generic gets ignored.

In Courthouse to Contract, Andrew Engel will break down four powerful public-record lead types and show you how to approach each one with more relevance, timing, and intention.

You’ll learn who is actually on the other end of the lead, what may be driving their decisions, which outreach channels make the most sense, when to use them, and how to start conversations without sounding like every other investor chasing the same list.

If you’re already pulling these leads—or thinking about adding them to your marketing—this session will help you move beyond simply having the data and start using it more effectively.

The same list can produce very different results. The difference is how you approach the person behind it.

Andrew Engel is a husband, a father of 3, and a full-time investor in Oshkosh who focuses on off-market properties to wholesale, flip and buy rentals. His primary emphasis in the business is marketing to sellers and closing deals in Northeast Wisconsin.

Andrew also is the founder of Fresh Picked Leads, a lead generation company designed to collect and distribute the freshest motivated seller lists in Wisconsin. He has served investors statewide since 2018.

When not working, Andrew enjoys spending time with his family, friends, and golf.
